SIZE: 219.18 acres (88.7 hectares) DESCRIPTION: The property is relatively level in three benches. Some land adjacent to the river is low then rises 30 ft. to 50 ft. to the main bench where the home and large garden and orchard area are located, then to a third, slightly higher bench. 88.7 hectares (219.18 acres) is totally fenced with 5 strand cattle fence (except along the riverfront which is a natural fence). A reservoir at Lost Horse Creek feeds a buried mainline to the house and orchard with 40 pounds of pressure supplied by gravity. AREA DATA: The Christian Valley is situated between The Okanagan Highland & The Beaverdell Range of mountains to the West and The Midway Range & The Monashee Range of mountains to the East. The main Kettle River runs through the Christian Valley & borders the property on the West. The West Kettle River, running North /South, joins the main Kettle River at the Town of Westbridge. The precipitation pattern for the area is strongly influenced by on shore movements of air from the Pacific Coast. Annual precipitation ranges from less than 12 inches (30 cm) near the southern valley floors to nearly 50 inches (125 cm) at elevations of 5000 ft. (1525 meters). In summer the relative humidity can be as low as 6 to 10 percent and periods of sunshine as long as 80 days are the rule rather than the exception. A high frequency of thunderstorms, low humidity, and an uneven distribution of precipitation characterize the area. The elevation of the valley floor is between 2300 ft. (700 meters) & 2460 ft. (750 meters). The valley and the surrounding hills abound with deer. Moose, elk , black bear, grizzly, cougar and coyote also frequent the area. The river valley is also home to eagles, osprey, herons and owls as well as a large variety of smaller birds. RECREATION: There are a large number of BC Forest Service Recreation sites both up the West Kettle River Valley and the Christian Valley (Main Kettle River Valley). These sites are on creeks and on half a dozen small lakes in the area. The valley offers a wide variety of outdoor activities including; great fishing, hunting, hiking, snowmobiling, cross country skiing, bird watching and canoeing. INVESTMENT FEATURES: Although about 55 acres is in the Agricultural Land Reserve, the remainder is not. This is an extremely rare occurrence as almost all of the private land along the river in Christian Valley is in the ALR. All the riverfront land in this parcel is out of the ALR.
